Stages

Do not ask a beautiful image to do a drawing’s job.

Brief and site analysis define the question. Concept design gives it architectural direction. Design development brings systems and decisions into alignment. Construction information communicates what is to be made to the level agreed for the project.

When construction starts from an image-led concept, unresolved questions do not disappear. They reappear on site, where the range of good answers is smaller and every change carries more consequence.

Budget and scope

Area, complexity and specification move together.

Site conditions, structure, retaining, services, imported items, custom work, specification level and late change can all alter cost exposure. A budget framework is most useful when it is tested against area and scope, not treated as a separate number.

Procurement begins before the purchase order.

Lead times, samples, substitutions, access, delivery, installation and maintenance affect design decisions. Local and imported items should be compared through performance, availability, replacement and their role in the complete material palette.

Clarify who contracts with suppliers, who pays, who approves, who receives and who manages defects before procurement begins.
